Modified Bitumen (Mod-Bit) roof washing involves cleaning a modified bitumen roofing system—typically a multi-layer, asphalt-based membrane modified with polymers (SBS or APP) and often surfaced with granules or smooth finish—for commercial or low-slope roofs. These roofs are durable and waterproof but sensitive: high pressure can dislodge granules, damage seams, puncture the membrane, or force water under edges, leading to leaks or warranty issues. Harsh chemicals (e.g., strong solvents or unapproved acids) can degrade the bitumen or polymers.
Industry best practices emphasize gentle, low-pressure methods (often manual or soft washing) over aggressive pressure washing. Many manufacturers and experts advise against routine high-pressure washing entirely, recommending it only if necessary and at very low PSI with wide fan tips.

This gentle process removes dirt, algae, and stains while preserving granule embedment (for UV protection), reflectivity (if coated), and waterproofing integrity. It helps extend roof life (typically 20–30+ years with good maintenance) and prevents premature failure.
